We note that:
A formal offer of finance was issued on the same day as indicative terms were accepted.
We obtained a valuation report within 24 hours of attendance at the property by the valuers.
This case completed within 9 working days of receipt of the initial legal pack from your lawyers.
We note that a number of questions needed to be raised by our solicitors relating to the legal title to the property and specifically the circumstances surrounding a previous gifted transfer of the property which needed to be addressed, but which naturally prevented a faster completion.
Whilst we always attempt to take a commercial view on matters there are some instances where we are obligated to fully address a more complicated legal issue. Whilst this can lead to frustrating delays we have found that this often works out to be in the best interests of our borrowers, who will be better equipped to refinance or sell the property in due course.
