It has come as a total shock to me that £6,750.00 has been added to my fees, which has totally soured our relationship. I'm shocked that my "loan" has increased from £135,000.00 to £141, 750.00... and I actually ended up after fees with just £129,694.17. This makes my overall fees at £12,055.83. Had the Loan Engine made this clear "up-front", which they did not, there would have been zero chance of me proceeding with them. I'd encourage others to check the small print with this company. BEWARE OF HIDDEN COSTS.

What you are reporting is not true. The initial loan was not proceeded with, and that was signed and sent back. The following offer was for a smaller amount, you sent that form and I refused to sign it as our accountants had advised us that 5% commission on top of the £2,999.00 standard fees was extortionate. This I relayed in a telephone conversation with your Sian Roberts who was on "hands-free" with my Wife listening. She said the overall fees were £2,999.00 and not to worry about it (as I had not signed it anyway). Our accountant pointed out it would be cheaper to mortgage against our house than proceed with the TLE if they (you), applied those fees. I discussed this in depth with your agent, who assurred me not to worry about it. She sent an e-mail the following day relating to that phone call. My initial reviews referred to that... i.e. I was satisfied with het answers. It was not until the loan came through that I was aware you'd added the £6,750.00 fees on top. As I say, I would have never proceeded with TLE if I had been told this up front which you did not. At no time ever did you put in writing that I was to be charged an E/O of £6,750..00 in fees, which made the overall costs £12,055.83. The form you sent I refused to sign and your default now is "it doesn't matter if I signed or not, they'll still apply. Had you said that up-front there is zero chance I would have proceeded. The rate for selling my property is 1%, There is no way I would agree to continue had you made it clear that an additional 5% would be added (and you knew that), I find this practice duplicitous, and you should be more honest and transparent with your customers.
