I’m sorry that your experience with Landbay hasn’t met your expectations and I would like to use this opportunity to explain further around your areas of frustration. Unfortunately, due to the nature of how Landbay mortgages are funded we cannot offer a partial retention facility. In regards to Solicitors, we are quite flexible, we operate with a panel from which a firm can be chosen, or new firms who would like to join our panel can apply but are subject to meeting minimum standards, such as a minimum of 4 SRA partners and professional indemnity cover of £3m. If a solicitor meets the requirements they can be added to our panel and represent both the applicant and Landbay. In our experience the average professional indemnity cover we encounter is £7m, but I will happily discuss this further if you would like to get in touch my email address is paul.brett@landbay.co.uk

I’m sorry you felt your experience with Landbay was long and laborious, we do actually allow one solicitor to act on behalf of the applicant and Landbay if the firm is on our panel, or if it's a new solicitor who has 4 or more SRA partners and a minimum £3m professional indemnity cover of £3m. In regards to the property price, our policy is to use the initial purchase price if the remortgage is within 6 months of the initial property purchase, but if your property falls outside of these timelines I am also more than happy to look into this further.
