High fees
Extortionate charges. The lender pays the broker and also the client pays the broker. Unfair fee structure or very high fee structure.

From the beginning, all details regarding fees were clearly communicated to you, both verbally and in the commission disclosure document you signed which detailed both broker fees we charge and the commission we would receive from the lender.
