Thanks so much for the feedback.  In regards to solicitor queries we reply in 7-10 days for standard pack and express pack in 48 hours.  In regards to fees your feedback is really surprising, we are at least 20% below the market rate for professional managing that are RICS and ARMA accredited (and none have a 4.8 Feefo rating from over 350 reviews in circa 18 months).  In regards to the major works project you are right, it has been slower than expected due to the latent defects and it still not quite finished (but not far away).  However the quality is good, it has been inspected and singed off in stages by an independent surveyor.  We are due on site tomorrow to have another look and would love to meet you if your around to look at anything specific you think inst quire right.  

We work closely with your residents association as well and actually the value for money is generally very good.  I think these things are all relative to what you compare to, is it market comparable or just more than you would maybe expect? If you would like we can provide all the relevant comparable etc as we do this as a matter of course.  Better value is a brand mission, but cheaper isn't always best, its all about meeting requirements for the lowest cost. Thank you for getting in touch.  We are very sorry you feel we let you down and understand how frustrating it must be to suffer from a problematic stack pipe.

Clearly you are experiencing a very unpleasant maintenance issue and your frustrations are completely understandable.  It has taken a while due to a variety of reasons including problems gaining access to other apartments, tracing the source and their being more than one contributing factor to the problem. 

What I would say is that we have a lot of respect for Lessees. The building has not been neglected and the section 20 process notice was re-served for good reason.  There are also several people from your development we are in regular communication with, the last meeting with residents was only a week ago and the feedback was that it was very positive.  

I am meeting the team today to review exactly what has happened and the current status and someone will get back to you today confirming the plan of action.  Rest assured we will get this sorted out for you ASAP and again, please accept our apologies because we don't like anyone to feel like we let them down.  

We are not perfect but are always looking to learn from our experiences and whilst (as you know) your building suffers from certain build related issues we cant control, we are always ready to listen and take feedback on board so we can improve our service.
