Thank you for your feedback.  We are disappointed to hear that you felt our service was only worthy of one star.  

As a tenant of the property in question (not the landlord) you asked to be released early from your tenancy and your landlord kindly agreed for Kay & Co to re-market the property on the understanding that when a suitable new tenant was found, he would release you from your tenancy and you could rent an alternative flat.  

We started re-marketing your landlord's property on 27 July, found a replacement tenant and the landlord released you from your contract on 19 September, four months prior to when would have been the end of your tenancy.

However, you chose to move out and to start paying rent on a new property on 2 August in full knowledge of the cost implications. This was your decision and through no fault of Kay & Co.  

We hope that you will now agree that as we found a replacement tenant well before the end of your original tenancy, that we actually helped reduce the time you paid rent for two properties.

Thank you for your review of our service, we do appreciate all feedback from our Leaseholders, good and bad but do feel that this review is unjustified. 

I responded to your query about the Asbestos Report on 25 October.  I informed you that it is a legal requirement that the issue is checked annually to establish if there has been any change in the condition. Inspections continue to be done annually until works are done to permanently deal with the issue. I did mention that this would be permanently addressed when the internal decorations are carried out in the future. As you know we are in the process of preparing for the external decorations to the rear of the building to be done so the internal decorations will not happen for the next year or so.  This course of action has been agreed by the Freehold Company (of which you, and all of the leaseholders in the building, own one share).

We received no further calls from you until our accounts department chased you for your service charge arrears on 4 December.  We returned your call on 5 December and left a voice message to which we have still not had a response. We sent you a further e-mail on 14 December to which we have also not had a response. 

As far as I am aware there is nothing outstanding, if I am mistaken please let me know and we will be delighted to assist you.

Room to Improve
We don't have a lot of interaction but the service level is fairly low. Several lightbulbs in the main chandelier are always burned out, door to garbage bin area has been broken for months and won't...
