La Baddiole is a much loved rental by our clients, its in a great location and has a very welcoming feel about it. I think the layout is perfect for the summer months with lots of shade up at the main house as down by the fantastic pool. Great to know that you have used us now three timesAbout the flies, we have had a very wet spring and bugs in general, flies, mosquitoes have been an on going problem in the country side with all our villas.  The only way to keep them out is to lock all the doors and windows which is hard to accomplish. About the electricity, there is a simple concept behind the decision in limiting the amount included in the rent, to 330 Kv a week, that is to try and see that everyone uses it as little as possible, so that we don't waste our precious resources. In the hotter months, when the air conditioning is used we do get a few clients grumbling, as its very expensive in Italy so we try and explain the reason behind this policy and nearly everyone do seem to find it a fair method. We have been thinking about adding the cost into the price which is not easy to work out as we get very hot summers, as cool summers. For example if we had a cool summer and we did add into the price a fixed amount for any possible electricity consumption we would in theory be overcharging our clients. Something that i think is wrong, as we are very careful with our pricing. So its not an easy one. I just hope that you now appreciate why we put a limit of how much electricity is included in the rental rate.  I am sorry that you found your self nearly out of cash. The charge could have been made to TN&M by credit card. San Gabriele is a loved private home that we are lucky enough to have to offer to our clients. The views from the house and of Orvieto are stunning. we always pass on our clients feedback to the house owners and discuss how to improve both the properties as the services provided on location. Cristina is indeed a really good cook that we recommend to all our clients that stay there. Le Gorgacce is a great house for large parties or for large families with a fantastic pool area with lots of living space . There have been issues with the road due to the late storms we had throughout may and up to mid june. The owner is actually thinking about paving the rest of the house this winter. There was indeed an ongoing problem with electricity in the kitchen that it seems has been resolved. 

Podere Casalfava is not an easy house to photograph, i know as i helped our photographer taking those photos on our web site and in our brochure. Its a fantastic home, with a very well kept garden and I love Sarteano, the nearby town. The owners keep the property in perfect condition and really look after our clients.

We have been renting poggio alto for more than 15 years, only for a few months in the summer as the owner spends a lot of time there. I think its a fantastic house, hard to photograph, I know as many of the images were taken by me and all our clients say the same thing as you have,  that the villa is better than in the photographs. About not having any glass by the pool, I think they had an incident where  half a day was spent fining some glass that was broken at the pool side and they were worried it might happen again. The electricity charges, we have a limit of consumption of 330 kw a week. generally unless its warm and air-conditioning is used  that's enough to cover for a weeks stay at a villa. The owners as TN&M are very conscious of global warming so by setting a limit we hoped it would great an awareness of not wasting a resource.  Said that, 400 euro is a lot, I think its too much for an over consumption for  a week. i shall send you an email through work and get some more details from you and then have one of my staff check with the manager. Villa Atena is a great house, in a relatively unknown and unspoilt part of tuscany, but as you say within easy reach of Florence. I take many of the photos of the properties and It an easy house to fit into, its relaxing, welcoming, great for families, friends or as you have experienced for weddings. We have over the years hosted many weddings at Villa Atena and everyone leaves in tears. Of joy thanks to Cristina. Thank you for your feedback, much appreciated.
